Patio Criteria

Patio design is an opportunity to provide a unique experience to our customer. Metal trellises, canopies, and fixed umbrellas are encouraged to create overhead definition and to provide a more intimate atmosphere to patio dining. Decorative railings with planter buffers are required to establish exterior seating boundaries.  Glass windscreen is also strongly encouraged.

Approaches to paving include integral colored concrete and general stone products that relate well to the adjacent finishes.

All patios are required to have integrated electric radiant heaters and lighting.  Exterior fans are also encouraged to mitigate the warm summer months.  All conduits, connections, and junction boxes must be concealed or attached in the most inconspicuous way possible.

Should the patio be covered, fire suppression will likely be needed.  In this event, all fire sprinkler lines, heads, and associated devices shall be concealed or run in the most inconspicuous way possible, and painted to match the adjacent surfaces.

All patio design elements need to be submitted to the Landlord for review and approval in both construction document and photo rendering formats.  Construction cannot begin until patio design has been approved by the Landlord.

Should your design call for heaters within your patio, Tenants are required to use electric heaters.

Prohibited Patio Materials and Conditions Include

  1. Gas heaters or other combustible fuel source heaters
  2. Freestanding umbrellas
  3. Wood trellis systems
  4. Freestanding awnings or other freestanding catering tent type systems
  5. Freestanding gas heaters or other combustible fuel source heaters
  6. Pots
  7. Exposed conduit, wires, junction boxes, fire sprinkler distribution lines, and other utility lines in public view
  8. Temporary string lights or festoon lighting
  9. Surface mounted exposed speakers
  10. Surface mounted audio and video equipment
  11. Surface mounted security cameras
  12. Freestanding/moveable point of sale stands, bus stations, and bars
  13. Roll down vinyl coverings
  14. Fixtures, furniture, and equipment that is not in a first class condition or of a commercial grade quality
  15. Bug eye type egress lighting
  16. Exposed anchor bolts
  17. Chain link railing
  18. Vinyl covered metal railing
  19. Unfinished metal railing
  20. Plastic fence railing
